How often should I have my roof inspected in Colorado?

Once a year is a smart rhythm, and always after a serious hail or wind event. Colorado weather ages roofs faster than most owners expect. Our roof and drone inspections are free, photo-documented, and end with a straight verdict: repair, replace, or leave it alone.

Can hail damage my roof without any signs I can see from the ground?

Yes, and it's common. Hail bruises the shingle mat and knocks granules loose, which rarely shows from the driveway. Dented gutters, dinged vents, and torn window screens are your ground-level clues. The roof-level truth takes an up-close look, which is exactly what a free inspection is for.

What happens if you inspect my roof and find nothing wrong?

We tell you, plainly, and we leave. No invented damage, no scare photos, no follow-up pressure. We've packed up plenty of ladders without a sale. You learn your roof is sound, and we earn the call when something actually breaks. Fair trade.

Should I file an insurance claim before getting an inspection?

No. Inspect first, file second, and only if filing makes sense at all. A denied claim can follow your home around. Our insurance claim guidance starts with honest documentation, so you decide with evidence in hand. If the damage isn't legitimate, we won't help push a claim through.

Will Verity meet my insurance adjuster on the roof?

Yes. We walk the adjuster through what we documented and advocate for a fair assessment, and you get one dedicated point of contact from first inspection to final walkthrough. Typically, you're only responsible for your deductible on an approved claim.

My claim was denied. Is that final?

Not always. We review denied claims, compare the denial against our photo documentation, and help you request a re-inspection when the evidence supports one. Sometimes the adjuster missed something real. And sometimes the denial is correct, in which case we'll tell you that too.

How much does a roof replacement cost in Colorado?

Anyone quoting a firm number from the curb is guessing with your money. Cost depends on roof size and pitch, the material you choose, tear-off and decking condition, ventilation work, and access. After a free inspection we give you a written, itemized proposal: real numbers for your actual roof, not averages.

Why do roofing quotes vary so much between companies?

Scope. One bid includes new underlayment, flashing, and proper ventilation; another quietly leaves them out and wins on price. The cheapest bid is often the most expensive roof you can buy. Compare what's included line by line, and ask every roofer what their number excludes.

Does Verity offer financing?

Yes. Financing is available for roof replacement and other exterior work, and we'll walk you through the options alongside your proposal. A failing roof rarely waits for a convenient month, so don't let timing alone force a bad decision.

Watch Out

Be wary of any roofer who prices a full replacement without getting on your roof, or who offers to "cover your deductible." Deductible games can put you on the wrong side of your own policy, and you carry that risk, not the salesman.

What's the best roofing material for Colorado hail?

No roof is hail-proof, but some take a beating far better than others. Impact-resistant shingles are the workhorse choice. Stone-coated steel and Euroshield rubber handle severe hail exceptionally well. We also install asphalt, designer, and synthetic systems, and we'll match the material to your home rather than to our margin.

Why does attic ventilation matter so much here?

Because Colorado punishes both ends of the thermometer. Poor airflow cooks shingles from underneath in summer and feeds ice dams through freeze-thaw season. We check ventilation on every inspection, since correcting it is often the cheapest way to add life to a roof.

Do you handle commercial and multi-family roofs too?

We do. TPO, EPDM, PVC, modified bitumen, built-up, metal, and standing seam, plus roof coatings and preventative maintenance programs. Property managers and HOAs use us for inspections, condition reports, and budget planning so small problems never grow into emergencies.
