How Douglas County Weather Affects Your Roof
Douglas County sits between Denver and Colorado Springs along the I-25 corridor. Rolling high plains cover the north and east, the Palmer Divide runs as a band of higher ground across the south, and foothills and Pike National Forest line the west side.

The higher ground of the Palmer Divide heats up early, which tends to trigger afternoon thunderstorms earlier and more reliably than lower terrain. The I-25 corridor through the county is known as one of the most hail-prone stretches of the Front Range.

Roofing Permits in Douglas County, by Jurisdiction
Which office issues your permit depends on your address. We confirm the jurisdiction and pull the permit for you.
Unincorporated Douglas County, Including Highlands Ranch
Permits come from the Douglas County Building Division in Castle Rock. You need one when a repair covers more than one roofing square (100 square feet) or the roof is replaced. Each separate structure on a property needs its own permit. When asphalt or metal is being replaced with asphalt or metal, a basic residential roofing permit can be applied for online.
Town of Castle Rock
Castle Rock runs its own building division and requires a permit to replace a roof, along with a full tear-off of existing layers (no overlays). Ice and water barrier and drip edge are required at eaves and rakes, and a mid-roof inspection happens once the roof is dried in. Depending on a property's fire intensity classification on the Colorado Wildfire Resiliency Map, a re-roof may also have to meet state wildfire resiliency requirements.

Do I need a permit to replace my roof in Douglas County?
Yes, in unincorporated Douglas County and in Castle Rock. Unincorporated areas, including Highlands Ranch, get permits from the Douglas County Building Division, and a repair over one roofing square (100 square feet) needs one too. Castle Rock and the other towns run their own processes, so we confirm the jurisdiction by address and pull the permit.
Why does Douglas County get so much hail?

Are Class 4 impact-resistant shingles worth it in Douglas County?
For many homes here, yes. Class 4 is the highest impact rating a shingle can earn. They aren't hail-proof, and they cost more up front. Some insurers offer a discount for them, so ask your agent.
How can I tell if hail damaged my roof?
Look for dents in gutters, window screens and metal vents, and granules piling up where downspouts drain. Those are clues, not proof. Bruised shingles are hard to spot from the ground, so a free inspection with photos is the surest answer.
Does my HOA need to approve a new roof?
Often, yes. Many homeowners associations review roofing material and color, and some keep a list of approved products. Check your covenants before you choose a shingle.
