Rooftop Equipment
HVAC units, exhaust fans, and the technicians who service them wear paths into the membrane. We check curbs, supports, and walk pads so equipment access doesn't become your leak source.
Big-roof leaks rarely start in the open field of the membrane. They start at a penetration or under a unit somebody serviced. Walk pads and seasonal drain checks are cheap insurance.

Our roof ponds water after storms. How serious is that?
It depends on how long the water sits. Water that drains off soon after a storm is normal on a big low-slope roof. Water that lingers ages the membrane and works into any weak seam or flashing. We check slope and drainage on every inspection and we'll tell you honestly whether yours is a watch item or a fix-now item.
Is a coating a realistic option for a roof this size?
Often, yes. Silicone and acrylic coatings can restore a sound but weathered membrane at lower cost than replacement, with far less disruption to your operation. The honest caveat: coatings only work over a dry, sound substrate. If moisture testing shows saturated insulation, we'll tell you a coating would waste your money.
